Every apartment arrives with a written record.

A dossier is not a listing page. It is a set of documents you can read before you stand in the hallway: the comparison basis is price per square metre, set beside measured area and register area, and the notes a seller would rather leave out.

Price per square metre
Quoted in hryvnia and US dollars on the day of issue, with the caveat that the rate is indicative and does not include the 3% buyer commission.
Measured and register area
Both figures, plus the gap between them where the building was re-measured after handover.
Floor and building
Floor, total floors, lift count and type, and the year the building was commissioned.
Ownership and encumbrances
Registered owner, mortgage or lien status, and utilities arrears confirmed in writing with the provider.

Four central districts, described by building stock and transport

A district is a year of construction, a walk to the metro, and a price per square metre you can compare across two addresses. These are the four central districts where most of our files sit.

How we work

One named advisor per file, from the first viewing to the register entry.

Every apartment we list arrives with a written dossier. Nothing is shown before the advisor has measured the flat, checked the register and priced it per square metre.

Sellers get the same file from the other side: our valuation note, the disclosure list and a signed exit date, so the mandate ends when we say it ends.

    File opened with a named advisor

    Maria Petersen or a named colleague signs the file. Their direct email and viewing hours are printed on every document you receive.

    Dossier compiled

    Measured and register area, floor, year built and price per square metre, written by the person who walked the flat.

  3. 03

    Viewings booked

    Two slots inside the stated viewing hours, with the entrance and lift noted in advance.

  4. 04

    Verification pass

    Ownership, encumbrances and the building's technical condition checked against the register extract.

  5. 05

    Offer, fees and closing

    Commission is agreed in writing before the first viewing, then the advisor walks the file to the notary.

We publish what we could not verify

When a document is missing, unreadable or contradicted, it enters the dossier as an open point. Unverified items are named, never smoothed over, and stay visible until the extract clears them.

Advisory desk

One named advisor per file, signed on every document

Every apartment dossier is carried end to end by a single advisor. You write to a direct address during published viewing hours, and the same name appears on the valuation, the viewing note and the register extract. There is no call centre handoff and no queue to re-explain your brief.

Viewing requests are assigned by district. Send the address you want to see and the file lands with the advisor who already knows that building: request an introduction.

Published fees

What you pay, printed before the first viewing.

The schedule below is fixed and identical for every file. It sits on the first page of your dossier, next to the apartment's price per square metre, before any advisor travels to a viewing.
